LCS Laboratory offers an air quality test of residential houses for asbestos fibers. Our technician will visit your place to collect samples of airborne dust, that will be analyzed by our lab for the presence of asbestos fibers. The “Asbestos Clearance Test” is an official test, which is a part of Ontario asbestos regulation 278-05.  The test is used by abatement professionals to demonstrate that asbestos was safely removed and residual concentration of asbestos fibers is below the harmful level of 0.01 fiber per centimeter cube (ff/cc). The lab results will be discussed in your Asbestos Clearance Air Quality Report.

80% of the places that we tested were well in compliance with the air quality guidelines and had shown the low concentration of fibers in the air, usually between 0.001 and 0.007 ff/cc. If your results are within this range, then exposure to fibers is negligible.

About 10% of all tested houses had shown concentration of fibers between 0.007 and 0.010 ff/cc.  At this level, you are still in compliance but are dangerously close to the regulated limit of 0.010 ff/cc. We recommend wet cleaning of the house and patching of all possible sources of dust.

When the results are above 0.010 ff/cc, a throughout cleaning of the house is a must and should be then followed by another round of sampling to make sure that there are no harmful fibers in the air.

Who should test the air for asbestos fibers?

Every time when asbestos is discovered or disturbed, there is a chance that the concentration of asbestos in the air exceeds the harmful limit.

  • Homeowners who accidentally disturbed asbestos during recent renovations should check the air quality in their homes to make sure that the family is safe.
  • When professional asbestos abatement was completed and the area was cleaned, you can invite us to evaluate that no harmful fibers were left in the air. This is a requirement of the Ontario Asbestos Regulation 278-05
  • When you suspect that there is loose (friable) asbestos in your house and want to be sure that the air is safe, please invite us for the “asbestos clearance test”
  • If you sell an older house (built before 1981), and want to show your prospective buyer that the concentration of asbestos fibers is within the acceptable limits, please invite us for an asbestos clearance test.
  • When you are ready to give an offer for an older house, one more thing to consider is the air quality of your future home. We can conduct a number of different tests

What is the typical cost of the service? The cost depends on the driving distance to your property, the number of rooms that need to be tested, and the urgency of the project.  For example, a test of a small apartment in London ON starts from $295. At the same time, a survey of a large property 2 hours away from our office, with the results reported the next day can cost as high as $1100.
